The conceptual design stage includes site analysis and shaping the volumetric-spatial solution. At this stage, collaborative work with a geodetic engineer begins, zoning analysis is performed, and the project goals and type of construction are clarified. Within the conceptual design, we can offer a basic quantity-value estimate, which serves as a guide for the approximate cost of the rough construction, depending on the chosen construction type and the specified insulation thickness.
The process begins with an architectural consultation, during which we discuss the brief, the investor's intentions, and the property's characteristics. We conduct a preliminary analysis of the site, zoning indicators, and regulatory restrictions, providing a professional opinion on the possibilities for construction and project development.
The technical investment project is prepared in accordance with the requirements of the Spatial Planning Act (ЗУТ) and the current secondary legislation. The project documentation is compiled in the necessary number of copies for submission to the respective municipality, and for specific or larger-scale projects, additional project components such as APGI, PUSO, a technological project, or a geological report may be required.
After the conceptual design is prepared and approved, the development of the technical design project begins, in coordination with all necessary design disciplines. At this stage, collaborative work is carried out with structural engineers, electrical, plumbing, and HVAC engineers, a landscape architect, as well as specialists in fire safety, energy efficiency, and health and safety planning.
The architect's author's supervision aims to ensure the execution of construction and installation works in accordance with the approved investment project. During supervision, the designer may make corrections and changes to the project at the investor's request, including preparing additional drawings and working details when necessary for the quality execution of the project.
The detailed design project is prepared when necessary and at the investor's request. It includes detailing the design solutions and defining the technical characteristics of the construction products, materials, and details intended for use. The detailed design project facilitates the execution process and minimizes the possibility of ambiguities during construction.
